Commercial real estate Development & Management
The Trowbridge Group offers office and warehouse space to lease as well as build to suit and lease to own opportunities.
The Trowbridge Group has been developing and leasing commercial real estate in the greater Madison area since 1986. Joe McFarland, founder of The Trowbridge Group, started on the ground floor and working his way up, learned building, financing, leasing, and the intricacies of a complex business. The Trowbridge Group specializes in leasing 1,000 to 25,000 square feet of office space and 3,000 to 30,000 square feet for a warehouse or “flex” space.
What Sets Us Apart
The Trowbridge Group excels at build to suit projects: We build what you want, then lease or sell the building to you. We sit down with you to find out exactly what you need and what your preferences are: We ask questions that consider both planned use and possible future use. Sometimes we have a building to lease that’s ready for tenants, or land for sale that isn’t listed. Having been in the business for so long, we know who to ask to find out what’s available. Then we will create a site plan, floor plan, and land evaluation at no cost or obligation to you. We use this information to create a proposal.
The smart buildings that Trowbridge designs evolve until the plan is right for you. Our strength is in understanding how everything fits together: Is the location appropriate? Does the design work? Will it be efficient to operate? We ask the right questions, negotiate the best prices, and have good existing relationships with lenders, contractors, and other commercial professionals. The Trowbridge Group has a complete understanding of the commercial real estate market—before, during, and after construction—and can help you look to the future while taking care of your current needs.
As a commercial landlord, we look after our tenants and make sure that everything is acceptable: Location, color, temperature, snow removal, landscaping, trash removal, and maintenance.
“It’s in my best interest for our tenants to love their space and appreciate our knowledge so that they will stay there—that’s the forgotten truth of business,” says McFarland. And he never forgets that.
Our Goal to You
Our goal is to help our tenants become more successful. We do that by using our knowledge of and connections within the industry to provide a more thoughtful space design, a competitive lease rate, and by providing the best building maintenance and management during the life of the lease. We strive to have repeated renewals from satisifed clients.
